MGM Realty Services was founded in 1996 under the premise that bigger does not necessarily mean better and that many Homeowner Associations are best served through personalized service combined with expertise. Our goal is not to be the biggest, just the best.

The company receives direction and vision from its President, Michael G. Martens, CPM®. Mr. Martens has over twenty five years asset and property management experience and has been responsible for the management of over one billion dollars in real estate assets. Prior to founding MGM Realty Services, Mr. Martens held executive level positions with such notable companies as San Antonio Savings Assoc., First Gibraltar Realty Advisors, RECOLL Management Corporation/Fleet Bank N.A., and Coldwell Banker Commercial Group. Mr. Martens takes a “hands-on” management approach and is highly involved with all properties managed by the company.

Our experience in property and facilities management provides a solid foundation for managing the day-to-day operations of the Association’s physical assets. Effective third party contract administration in conjunction with a comprehensive maintenance plan are the cornerstones of a professional property management program. Changing technological, environmental, legal and governmental issues demand on-going communication between the management team and the HOA Board. In addition, expense decisions must incorporate competitive bidding practices and be firmly rooted in a sound budget.

After long deliberation we chose Yardi Systems Inc, as our accounting system software. Yardi Systems is an industry leader (first Windows platform) and they meet the stringent accounting standards required by the Institute of Real Estate Management. Our program has been tailored specifically for HOA Management. Detailed monthly financial reports help ensure the Board of responsible fiscal management.

MGM Realty Services is well versed in overseeing construction and maintenance services, be they small or capital projects. We firmly expect to receive maximum value and quality for every dollar spent. Our detailed bidding procedures, contract negotiations and monitoring ensures projects are brought to completion on a financially prudent and timely basis. On-site or third party vendor services are constantly monitored to assure all work is being performed in accordance with contract requirements.

Enforcement of the HOA documents is extremely important in maintaining the value and conformity of any community and we take this responsibility very seriously. Our extensive experience in HOA Management has allowed us to put together compliance procedures that are second to none. Weekly inspections of your community help insure things don’t get out of hand.
